Bylaw No. 3286 – Zoning Bylaw Amendment No. 206 and Development Permit No. 04-24
Purpose: To amend the City of Langley Zoning Bylaw to rezone the property located at 5382 200 Street (outlined in bold on the map below) from the CD78 Comprehensive Development Zone to CD97 Comprehensive Development Zone to permit a 6-storey, 118-unit apartment building (an increase in 5 units from the 6-storey, 113-unit building permitted under the existing CD78 Comprehensive Development Zone).

In accordance with section 464(3) of the Local Government Act, the City must not hold a Public Hearing for this application. This is due to the recent change to Provincial housing legislation, adopted by the Province of BC on November 30, 2023, that prohibits local governments from holding public hearings for rezoning applications for residential developments that are consistent with the local government’s Official Community Plan (OCP).
This rezoning application, proposing 118 residential units within a 6-storey apartment building, is consistent with the Low Rise Residential land use designation in the City of Langley OCP. The application proposes to subdivide 5 units in the previously-approved 6-storey, 113-unit building, which is currently under construction, into 10 units, for a net increase of 5 units.
