Notice of Public Hearing - Bylaws 3179 and 3180 – Official Community Plan Amendment, Zoning Bylaw Amendment and Development Permit

1)    Bylaw No. 3179 – Official Community Plan Amendment No. 17 (OCP 02-21)

Purpose:  To amend City of Langley Official Community Plan Bylaw in order to designate the subject properties, 5324-5326 and 5334-5336 - 198 Street (outlined in bold on the map below), from the current designation of “Low-Density Residential” to “Low Rise Residential” as proposed in, and consistent with, the draft new OCP expected to be adopted in 2021. 

The proposed 13-unit townhouse development exceeds the density permitted in the current OCP and requires an OCP amendment to accommodate it.  (project details below)

Legal Description: Strata Lots 1 & 2, Section 3, Township 8, New Westminster District, Strata Plan NW1183, together with an Interest in the Common Property in Proportion to the Unit Entitlement of the Strata Lot as Shown on Form 1; Strata Lots 1 & 2, Section 3, Township 8, New Westminster District, Strata Plan NW1182, together with an Interest in the Common Property in Proportion to the Unit Entitlement of the Strata Lot as Shown on Form 1

2)    Bylaw No. 3180 - Zoning Bylaw Amendment No. 179 (RZ 02-21) and Development Permit DP 03-21

Purpose:  To amend City of Langley Zoning Bylaw to rezone the properties located at 5324-5326 and, 5334-5336 - 198 Street (outlined in bold on the map below) from the RS1 Single Family Residential Zone to the CD77 Comprehensive Development Zone to accommodate a 13-unit townhouse development.

The proposed bylaws, staff reports and project plans may be viewed, from Tuesday, September 14, 2021 to Monday, September 27, 2021 online by clicking: Bylaw 3179; Bylaw 3180; Advisory Design Panel Explanatory Report; Advisory Design Panel ReportArchitectural Plans; and Landscape Plans or in person at the Development Services department at City Hall, 20399 Douglas Crescent, Langley, Monday to Friday, 8:30am - 4:30pm.

Comments may be submitted by mail to: Deputy Corporate Officer c/o Langley City Hall, 20399 Douglas Crescent, Langley, B.C. V3A 4B3 or by e-mail to councilmeetings@langleycity.ca and should be received by no later than 12:00pm on the day of the Public Hearing. All correspondence submitted will form part of the public record and may be published in a meeting agenda.
