RESCHEDULED - DATE TO BE DETERMINED - Bylaw No. 3290 – Zoning Bylaw Amendment No. 210 - October 21, 2024

Purpose: To amend the City of Langley Zoning Bylaw to rezone the properties located at 5501 204 Street & 20300 Douglas Crescent (outlined in bold on the map below) from C1 Downtown Commercial Zone to CD100 Comprehensive Development Zone to permit a multi-phase apartment & commercial mixed-use transit-oriented development with heights of up to 14 storeys.

Legal Description: Lot 375, District Lot 36, Group 2, New Westminster District, Plan 46221; Parcel A, District Lots 305 and 36, Group 2, New Westminster District, Plan BCP35185

In accordance with section 464(3) of the Local Government Act, the City must not hold a Public Hearing for this application. This is due to the change to Provincial housing legislation, adopted by the Province of BC on November 30, 2023, that prohibits local governments from holding public hearings for rezoning applications for residential developments that are consistent with the local government’s Official Community Plan (OCP).

This rezoning application, proposing a multi-phase apartment & commercial mixed-use transit-oriented development with heights of up to 14 storeys, is consistent with the City of Langley Official Community Plan.

The proposed Bylaw 3290, Explanatory Memo, Staff Report, and Architectural drawings and Landscape drawings may be viewed online from Friday, October 11, 2024 to Monday, October 21, 2024 and at the "Development Application Portal" (by type of development and civic address) or in person at the Development Services department at City Hall, 20399 Douglas Crescent, Langley, Monday to Friday, 8:30AM - 4:30PM, excluding statutory holidays.
